Updated October 2026

Eligible veterans buying in West Virginia can combine a VA mortgage comparison with a separate review of state property-tax benefits. These are different systems: VA financing concerns mortgage eligibility and terms, while the Disabled Veteran Homestead Property Tax Credit concerns qualifying taxes on a qualifying residence. Approval for one does not establish eligibility for the other.

Compare VA financing in the Eastern Panhandle

For borrowers with full entitlement, VA purchase loans have no county loan limit imposed by VA. The lender still evaluates income, credit, debts, residual income, and the property, and may apply its own lending requirements.

That distinction matters in Jefferson County, where the 2026 conventional one-unit ceiling is $1,249,125, compared with $832,750 in West Virginia’s other 54 counties. Those conforming ceilings are useful comparison points, not automatic caps on a full-entitlement VA loan.

Borrowers with remaining rather than full entitlement can face county-limit calculations affecting the down payment. Obtain a Certificate of Eligibility and have the lender explain the entitlement calculation before setting a budget.

VA loans have no monthly mortgage insurance. A funding fee may apply, although eligible borrowers, including certain veterans receiving service-connected disability compensation, can be exempt. Ask the lender to verify the exemption and reflect it in the estimate.

Separate the exemption from the veteran credit

West Virginia’s $20,000 Homestead Exemption reduces assessed value for qualifying owners aged 65 or older or permanently disabled. It is not a $20,000 tax refund.

The Disabled Veteran Homestead Property Tax Credit is a separate refundable state income-tax credit for eligible veterans meeting the applicable service-connected disability and homestead requirements. Eligibility includes qualifying 90% or greater service-connected disability ratings. The credit concerns qualifying real property taxes paid, not the home’s purchase price.

Use the West Virginia Tax Division to obtain current eligibility instructions, documentation requirements, and filing forms. Keep disability-rating documentation and property-tax payment records together.

Budget before a refund arrives

Do not subtract an anticipated annual credit from the lender’s monthly escrow collection unless the payment arrangement actually reflects that change. A later tax refund and a current mortgage payment have different timing.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
