Updated October 2026

A $950,000 mortgage in Charles Town and the same loan amount in Morgantown fall into different categories in 2026. Jefferson County receives higher conforming limits because it belongs to the Washington DC-Arlington-Alexandria metropolitan statistical area—not because every expensive West Virginia property qualifies for high-balance financing.

Let the county determine the starting point

For one-unit properties, 54 of West Virginia’s 55 counties use the $832,750 baseline conforming limit. Jefferson County has a $1,249,125 high-cost ceiling, covering communities including Charles Town, Harpers Ferry and Shepherdstown.

Verify the county and unit count with FHFA Loan Limits. The mortgage amount, not simply the purchase price, determines whether the loan exceeds the limit. A larger down payment can move an otherwise jumbo purchase into conforming territory.

Jefferson County also reaches the high-cost FHA ceiling, while the 2026 FHA floor is $541,287. FHA eligibility remains a separate analysis; its insurance structure and property rules do not disappear at higher balances.

Compare underwriting and occupancy

Jumbo lenders may require stronger reserves, different down payments or additional appraisal review. Standards vary, so compare documented proposals rather than assuming jumbo financing always carries a higher rate.

A resort property introduces another distinction: primary residence, second home or investment property. Rental plans, management arrangements and condominium characteristics can affect eligibility and pricing.

West Virginia property taxes also distinguish occupancy. Class II owner-occupied residential property receives lower levy treatment than Class III or IV non-owner-occupied property, whose classification rates are double Class II. Confirm the actual parcel classification with the assessor and review the West Virginia Tax Division before applying a primary-residence tax estimate to a vacation home.

Compare cash and rate exposure

West Virginia transfer excise charges generally combine $2.20 per $500 at the state level with $1.10–$1.65 per $500 in county charges: approximately $6.60–$7.70 per $1,000. Sellers customarily pay, but the contract controls allocation. There is no mortgage recording tax.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
