Updated October 2026

A move to WVU Medicine can put a Morgantown home search on a tight calendar: employment begins soon, student loans remain substantial and the first full paycheck may arrive after your preferred closing date. Buyers comparing Cheat Lake houses with Star City or Westover townhomes should evaluate employment documentation and property ownership structure together, not as separate last-minute tasks.

Compare physician programs with ordinary financing

Some lenders offer physician mortgages with reduced down payments or different treatment of student debt. Eligible professions, employment contracts, reserves and mortgage insurance policies vary. A physician label does not automatically mean the lowest total cost.

Ask each lender to explain:

Monongalia County’s 2026 one-unit conforming ceiling is $832,750. Compare any specialty program with a conventional option inside that limit, using FHFA Loan Limits as the reference. Request comparable Loan Estimates rather than comparing a quoted rate with a verbal promise; the Consumer Financial Protection Bureau explains that process.

Check the townhome’s legal structure

A townhome can be fee-simple real estate or part of a condominium project. That distinction can affect underwriting, insurance and project review even when the buildings look similar.

For a condominium, obtain association budgets, insurance details, reserve information and any pending special assessments. For a Cheat Lake property, investigate maintenance obligations and any separate charges associated with private amenities. Include association dues in the payment from the beginning.

Also establish occupancy honestly. A home for your own household and a student rental can have different financing and property-tax treatment. Non-owner-occupied Class III/IV rates are twice the corresponding Class II owner-occupied rates.

Keep assistance in the comparison

The West Virginia Housing Development Fund offers Homeownership for eligible first-time buyers and targeted-county purchases, while Movin’ Up serves qualifying moderate-income and repeat buyers. Eligibility depends on household and program limits, not simply your profession.

Ascend WV’s $12,000 remote-worker relocation incentive may suit some relocating households, but local employment alone does not establish eligibility. Treat an award separately from mortgage approval.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
