Charleston South Hills, Kanawha City and Cross Lanes Mortgages: Appraisals, Slips and Escrows — Hollerbright
Updated October 2026
A South Hills driveway, an Edgewood retaining wall, a Kanawha City basement and a Cross Lanes drainage ditch deserve different questions during a Charleston-area purchase. The most useful mortgage preparation connects the property's physical risks with appraisal requirements, insurance costs and the cash needed after closing.
Hillsides and water need separate investigations
On sloped sites, look for retaining-wall movement, recurring pavement repairs, unusual drainage work and evidence of previous slips. A standard appraisal is not a geotechnical assessment. If an inspection identifies movement, obtain an appropriate specialist's evaluation and repair scope while your contract still provides time to act.
For lower-lying parcels, obtain the lender's flood determination and an insurance quote tied to the exact address. Seller statements and neighborhood reputation cannot establish whether flood insurance will be required. Water intrusion outside a mapped flood zone also deserves investigation.
- Ask for permits and documentation for structural repairs.
- Confirm access rights where roads or driveways are shared.
- Distinguish cosmetic cracking from unresolved structural concerns.
- Request comparable sales that reflect slope, access and condition.
Set loan size before negotiating repairs
Kanawha County uses the $832,750 conforming limit for 2026 and the $541,287 FHA floor. Verify program limits through FHFA Loan Limits and HUD FHA Mortgage Limits.
A seller credit can reduce eligible closing expenses, but it does not automatically solve a property-condition requirement. Some repairs must be completed before funding. A repair escrow is possible only when the lender and loan program permit it, with a defined completion process; do not assume every hillside or foundation issue qualifies.
Build an escrow estimate from current evidence
West Virginia assesses Class II owner-occupied residential property at 60% of appraised value. Local levies influence the actual tax bill, so use the parcel's assessment and current levy information rather than a statewide percentage alone. The West Virginia Tax Division also describes the $20,000 assessed-value homestead exemption for qualifying owners age 65 or older or permanently disabled.
A seller's exemption may not carry over to your purchase. Likewise, a seller's insurance premium is not your insurance quote. Initial escrow deposits and prepaid coverage can materially change settlement cash.
Use Hollerbright's closing cost estimator to organize those charges, then test the resulting monthly escrow contribution in the monthly payment calculator. Keep repair reserves separate from both figures.

Editorial Methodology & Primary Sources

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
