An Ascend WV selection can make a move to Morgantown, Lewisburg or Elkins more attractive, but its $12,000 relocation incentive and your mortgage approval answer different questions. The program supports an eligible relocation; the lender must establish that your employment, available funds and chosen property satisfy the loan's requirements.

Prove that your income travels with you

Before shopping, obtain written confirmation that your employer permits permanent remote work from West Virginia. The lender may need to verify that compensation will continue after the move and whether a geographic salary adjustment applies. A verbal arrangement with a manager may leave an avoidable documentation gap.

Prepare a relocation file containing:

Moving does not turn variable compensation into guaranteed income. Contractors also should not assume that a recently signed client agreement substitutes for the earnings history required by their mortgage program.

Keep incentive money separate from qualifying income

Treat the $12,000 Ascend WV incentive as a program benefit with its own eligibility, payment timing and participation conditions. Do not automatically count the full amount as funds available on closing day or divide it into monthly qualifying income.

Give the lender the award documentation and payment schedule. Any funds used for settlement must be received when required, documented and accepted under the loan program's rules. Build a purchase budget that works without an incentive installment arriving earlier than scheduled.

The Consumer Financial Protection Bureau offers practical guidance for comparing mortgage costs. Use Hollerbright's closing cost estimator to distinguish down payment, settlement charges, prepaid insurance and escrow deposits.

Choose the community and financing together

Monongalia, Greenbrier and Randolph counties all use the 2026 $832,750 conforming limit, not Jefferson County's higher ceiling. Confirm county limits through FHFA Loan Limits.

For each property, verify usable internet service at the address, not merely neighborhood coverage. Ask about installation timing and backup connectivity before committing to a home office location.

The West Virginia Housing Development Fund may provide another financing pathway through Homeownership or Movin' Up, depending on eligibility. Assistance and relocation benefits have separate rules. Compare realistic payments with the monthly payment calculator, including taxes, insurance, association dues and any assistance-loan payment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
